FAQ

Frequently asked questions

Short answers about scope, certainty, coverage, and how the Lasting Ground Audit should be used.

What is the free Property Risk Snapshot?

It is an early review built from the same address and hazard inputs as the full Lasting Ground Audit. It shows parcel context, a few important signals, and the next question the address alone cannot answer.

Why not just use free maps?

Free maps are useful for layers and raw context. They do not give one source-dated property memo that separates the current baseline, local review path, public record trail, and what still needs confirmation.

Why not just ask AI?

Generic AI can explain quickly, but it does not give one consistent, source-dated property memo with local review context and clear uncertainty notes.

How is this different from national risk scores?

National scores are useful for broad hazard context. The full Lasting Ground Audit adds local review path, permit or review history, source dates, and town-aware context where support depth is real.

Is this a survey or engineering report?

No. The product is an early-review Lasting Ground Audit. It does not replace a surveyor, engineer, architect, attorney, or permit professional when one is needed.

Why is Nantucket first?

Nantucket combines unusually rich local public records, historic-review context, coastal hazards resources, and Massachusetts statewide GIS coverage, which makes it the strongest first deep local coverage.

Will the report tell me whether work is allowed?

No. The report explains likely review paths, likely boards or agencies, and what still needs confirmation. It does not make legal or permit determinations.

Do I need an account?

No. The teaser and checkout flows are designed to work without account creation.

What is the 48-hour owner-enhanced revision window?

The base Lasting Ground Audit works from address-only inputs. If the owner later has an Elevation Certificate, utility-height notes, flood-vent details, or mitigation photos, the included 48-hour revision window can sharpen the inferred parts without delaying the base delivery.
